Ahuareka Estate

A 200-home village on a 100-hectare peri-urban site. Land-capacity analysis, integrated design and low-impact engineering supported a successful case through Council hearings and the Environment Court.

Best evidence of land-use strategy, planning advocacy and a development model that challenged restrictive rules with environmental and economic evidence.

Auckland Airport

A review of airport assets, business strategy and landholdings established an Aerocity development direction, precinct structure and future transport, infrastructure and open-space networks.

Demonstrates board-level strategic advice and the ability to turn a highly complex landholding into a clear framework for investment and development partners.

Rangitahi Peninsula

A private Plan Change for a sensitive 100-hectare coastal setting, informed by land-capacity analysis, seven character areas, ecological restoration and proactive stakeholder engagement.

Shows how planning, landscape values, community expectations and commercial development can be reconciled into an approvable land strategy.

Cathedral Square

While General Manager at Regenerate Christchurch, James was a leading force behind the long-term strategy to restore Cathedral Square as the civic heart and gathering place of the city.

Direct evidence of James leading a politically visible regeneration challenge with institutional, public-realm and long-term city outcomes at stake.
